I offer the following comments and request your response: <br /> 1. Currently there is considerable amount of vacant office and business space in the metro area. I realize that <br /> the proposed condo office will be ownership, however <br /> a) has there been a market study and, fi so, what does the market study say? <br /> b) will the City require Royal Oaks Realty to have presold a certain percentage of the space prior to sale of the <br /> property or will the development be completely speculative? <br /> c) what will be the size of each condo space? e <br /> d) whal will be the sale price per square foot of the condo space <br /> e) has the Ctiy received in the recent past inquires from business owners looking for space in Arden Hills ...getting <br /> back to the question of how likely will the spaces be sold? <br /> 2. I strongly encourage that the City hold the developer to its maximum height for parking light poles, I am <br /> assuming that the lighting will be on al night and would like to know how the lights will impact the residential area <br /> to the south to the extent it can be determined at this time. <br /> 3, Who Will be the property management company for the office condos? <br /> 4. Is there a possibility that the # of condo units could be reduced? If a reduced # of condos were developed, <br /> e.g 24 condo units, what are the repercussions e.g would the project still be a go, would the numbers work, and <br /> so forth. <br /> 5. Was the propcrty in quesiton RFP'd? What is the background leading up to the City considering a propoeral <br /> from Royal Oaks Realty? <br /> 6, Right now there are some dead and dying trees on the Ctiy property north of the property line between my <br /> home and the former public works maintenace garage, I know they will be removed and want to encourage City <br /> staff to really push for plenty of trees to be planted along the south side of the the developn:ent to insure the best <br /> buffer possible, <br /> 7. I suggest that the City require the developer to pul money in the development budget for insuring satisfaction <br /> of the projject development For example, if there turns out to be a huge problem with the trees or landscaping <br /> serving as a buffer, that the developer has money available to work out the problems, Or if there is a problwem <br /> wityh drainage and the developer needs to remedy I am certain there are other examples, but this is the only <br /> one I can think of at this time. <br /> Thank you, e <br /> Sincerely, <br /> 5/27/2005 <br />
