The applicant's property which was larger <br />than the district requirements to begin, with will be left with a property which would still meet <br />all of the requirements. The consolidation of this new piece with the property to the north <br />actually improves the situation for that property as it appears that the house and deck there were <br />nonconforming with City setback regulations. Since this is not creating a new lot no park <br />dedication would be assessed. <br />Plan Review <br />1. Division/Consolidation - Meets Requirement <br />Chapter 11 ofthe City Code lists the requirements for subdividing and consolidating property. <br />Section 1150.04 discusses the procedures for "Division or Consolidation of Platted Lots of <br />Record".
