Case #98-16, Lot Split & Variances (lot width), Terry McCleary, 1665 Valentine <br /> Avenue <br /> Request. The applicant is requesting approval ofa Lot Split so as to create two (2) parcels <br /> on a 1.99 acre parcel zoned R-I Single Family Residential (Exhibit A). The request also <br /> includes a variance for lot width on the easterly parcel (lot width 64.69 feet is provided when <br /> 95 feet is required) and westerly parcel (lot width 25.33 feet is provided when 95 feet is <br /> required). <br /> Background. The property was previously laid out for the development of four (4) lots on <br /> . the property, however, this was never filed (Exhibit A, page 3 of 7). The property also <br /> contains the necessary utilities (water and sanitary sewer) to provide for those four lots. The <br /> westerly parcel contains the existing home (1665 Valentine Avenue) and the easterly parcel <br /> is vacant and will be sold for the construction of a single family home. The City also <br /> received several letters from concerned residents regarding the current proposal (Exhibit A, <br /> pages 4 of7 to 7 of 7). <br /> Deadline for Agency Actions. The City of Arden Hills received the complete application <br /> for this request on May 4, 1998. Pursuant to Minnesota State Statute the City must act on <br /> this request by Friday, July 3, 1998 (60 days), unless the City provides the petitioner with <br /> written reasons for an additional 60 day review period. The additional review period would <br /> extend to Tuesday, September 1,1998. The City may with the petitioners consent extend <br /> the review period beyond the Tuesday, September I, 1998 date. <br /> The Staff has notified the applicant that the review period on this application would be <br /> extended. <br /> Lastly, if the City denies the petitioners request, "... it must state in writing the reasons for <br /> the denial at the time that it denies the request." <br /> f <br /> . <br /> ----------------- <br />
