Shepley, husband and wife, (herein <br />"Grantor") are the fee owners of the following described real <br />estate situated in Ramsey County, Minnesota: <br /> <br />The North 150. 0 feet of Lot 5, Block 5, Shady Oaks <br />Addition, according to said plat on file and of record in <br />the Office of the Ramsey County Recorder, Ramsey County, <br />Minnesota, except the West 245.0 feet thereof. <br /> <br />In consideration of the payment of One Dollar and other good and <br />valuable consideration, Grantors do hereby convey to the City of <br />Arden Hills, a municipal corporation and political subdivision of <br />the State of Minnesota, its successors and assigns, permanent <br />easements for the construction, maintenance, operation, inspection <br />and repair of streets, utilities and drainage ways; together with <br />permanent easements for ingress and egress at any and all times <br />with all machinery, tools, equipment, vehicles and materials <br />necessary for the aforesaid purposes, over, under and across the <br />following described property: <br /> <br />That part of the North 150.0 feet of Lot 5, Block 5, <br />Shady Oaks Addition except the West 245.0 feet thereof <br />which lies Easterly of the following described line: <br />Commencing at the Northeast corner of Lot I, Block 28, . <br />Shorewood Hills No.5, according to the plat on file and <br />of record in the Office of the County Recorder, Ramsey <br />County, Minnesota; thence North 89 degrees 58 minutes 16 <br />seconds East, assumed bearing along the Easterly <br />extension of the North line of said Lot 1, a distance of <br />292.77 feet; thence North 00 degrees 48 minutes 27 <br />seconds West a distance of 7.02 feet to the point of <br />beginning of said line to be hereinafter described. <br />Thence Easterly and Southeasterly a distance of 39.61 <br />feet along a non-tangential curve concave to the <br />Southwest having a radius of 75.0 feet and a central <br />angle of 30 degrees 15 minutes 34 seconds, the chord of <br />said curve bears South 75 degrees 40 minutes 40 seconds <br />East, to a point to be herein referred to as "Point A"; <br />thence continuing Southeasterly and Southerly a distance <br />of 62.43 feet along said curve concave to the Southwest <br />having a radius of 75.0 feet and a central angle of 47 <br />degrees, 41 minutes 27 seconds, the chord of said curve <br />bears South 34 degrees 18 minutes 22 seconds East; thence <br />South 08 degrees 03 minutes 50 seconds East, tangent to <br />the last described curve, a distance of 120.0 feet and <br />there terminating; and <br /> <br />That part of the North ISO. 0 feet of Lot S, Block S, <br />Shady Oaks Addition except the West 245.0 feet thereof . <br />which lies Easterly of the following described line: <br />
