We have demonstrated that the current stop controlled intersection can accommodate the <br /> increased traffic that would result ITom the occupancy of 200,000 sq. ft. of the Gateway <br /> Business Center. We recommend that the City permit the occupancy of 200,000 sq. ft. of <br /> the Gateway Business Center with no conditions linking occupancy to roadway <br /> improvements. After 200,000 sq. ft of space is occupied, it would be important to <br /> determine whether Welsh desires to accomplish funher occupancy before the new <br /> intersection of Highway 96 and Round Lake Road, including its traffic signal control, is <br /> operational. If this is the case, another delay study should be performed at the Round <br /> Lake Road and Highway 96 intersection This study would determine the extent to which <br /> further development occupancy could or could not be accommodated without roadway <br /> improvements. If this monitoring reveals that further occupancy would result in delays <br /> exceeding the 90 second threshold limit, then police officer traffic control could be used to <br /> accommodate this increased occupancy until the roadway improvements have been <br /> completed. <br /> . <br /> . <br /> TOTAL P.07 <br />
