Kennedy Variance application <br /> 3465 Siems Court <br />Character of Neighborhood <br />Being one of the smaller homes in the area, this colonial "'-l'ansion style bome is in need <br />of both updating and additional square footage on the main level The added space would <br />pro,ide a much needed second garage stall and enlarge kitcho-olfamily room areas to fit <br />needs of today' s lifestyles. <br />Similar size lots in the area do not appear to have the disparity in lake side Set back from <br />adjacent neighbors that this property has. In addition most side property setbacks of <br />homes in the area appear to vary on the left and right, our proposal would fit this style. <br />The curb side appeal would seem to be a Mtural to add the additional space to the north. <br />Optional Designs <br />Ntern.tivc designs that would comply to setbacks, namely an addition that would extend <br />toward the l.ake, could adversely affect our owners ,iew of Lake Jobanna from varioU.'l <br />rooms as well as existing lake views of the neighbor on the north. Also, because of the <br />current side yard and lake set back from the south neighbor, a lake side addition on the <br />south setback would create a narrow tunneling affect that would not be desirable to either <br />property O\>'l1er. The design of adding living space near the north propert)' line seems to <br />respond to both neighboring properties with the most respect. <br />In conclusion with the side yard variance for both garage and living sp~ the project <br />would not affect lake views of either neighbor, and would actually improve the drainage <br />",ith respect to their neighbor to the north. The owners also feel that the addition <br />proposed is the most aesthetically pleasing option from both street and lake side elevations <br />that fulfills their needs.
