Until the ~urchase price and acc~ued interest thereon shall have been paid in tull, no improvements shall be made on the premises without the prior written approval of Parties of the First Part, which approval shall not be unreasonably withheld. In case of any other improve- ment or construction on the premises, Party of the Second Part shall first furnish Parties of the First Part a bond (or other security), in form and amount acce~table to legal counsel for Parties of the First Part, indemnifying them against mechanics I liens and all other claims by reason of any such imp~ovcmcnts or construction. In the event any mechanics' liens are filed against the premises by reason of any act, or failure to act, of Party of the Second Part, the same shall be satisfied by Party of the Second Part_ or money escrowed with legal counsel for Parties of the First Part in an amount acceptable to said attorney, within thirty (30 ) days after written request therefor from them. . ~ "
