ARDEN HILLS <br /> PROPOSAL FOR PREPARATION OF AN ILLUSTRATIVE PLAN <br /> BY: Sanders Wacker Bergly, Inc. <br /> Planning Consultants <br /> OBJECTIVE: <br /> To prepare an Illustrative Development Plan for the approximately 190 acres in the Lexington Business Area <br /> north of County Road E in Arden Hills (as shown on the attached Plan). The Plan will show specific principle <br /> users of all parcels, potential building shapes, the circulation for providing property access, parking at <br /> approximate ratios needed by the various uses, and schematic landscaping of the entire area. <br /> Specific uses established by the Economic Development Commission for vacant and redevelopment properties <br /> will provide the basis for uses shown on individual parcels. The Plan will be used with other marketing <br /> information for promoting development/redevelopment of the Business Area. <br /> WORK PLAN <br /> The following program defines the Tasks needed to develop the Plan "ith the assistance of the Economic <br /> Development Commission. <br /> Task 1. Meet with CommissionerWiniedd to discuss specific needs of the Commission and to obtain available <br /> information on specific proposed uses. (Done) . <br /> Task 2. Prepare AutoCad base plan utilizing Ramsey County Information. <br /> Task 3. Prepare sketch layout of overall site showing schematic building shapes, access drives and parking <br /> layout. Building sizes and parking areas will generally meet the requirements of the projected uses on <br /> each parcel. <br /> Task 4. Meet with Commission to discuss Sketch Plan and changes needed to meet known requirements. <br /> Task 5. Prepare Preliminary Illustrative Plan based on suggestions received in Task 4. Building shapes, <br /> dimensions from the zoning regulations, parking requirements and roadway alignments will be refined <br /> to reflect specific development configurations. <br /> Task 6. Meet \vith Commission to review Preliminary Plan and make adjustments. <br /> Task 7. Prepare Final Illustrative Plan based on adjustments suggested in Task 6. Final Plan will include <br /> acreages generic names of site uses and schematic landscaping. Plan will be rendered in color and <br /> mounted on foam core board for display; reduced size colored prints will also be provided. <br /> TIME OF PERFORMANCE <br /> Six to eight weeks should be allowed for completion of the Tasks above, including two commission meetings <br /> in consecutive months.
