The applicant is requesting approval of a rear yard setback variance (24
feet proposed, when 30 feet is required) and a side yard setback variance (five feet proposed,
whcn eight feet is required) for an attached garage/house addition on a single family lot zoned R-
2, He noted the narrow width of the subject property and explained that with standard setbacks,
development on this lot would be difficult Mr. Ringwald presented building elevations and
noted the hallway through the main portion of the house so the addition cannot be pulled farther
to the south, The applicant has reduced the proposed bedroom and two-car garage to minimum
size. Mr. Ringwald advised that the Planning Commission recommends approval.
Mayor Probst inquired ,vhether the garage is being located farther back, Mr. Ringwald stated it
aligns with the neighboring garages in location as well as size, It was noted the overall width of
. the lot is 50 feet
