CITY OF ARDEN IDLLS, MINNESOTA DRAFT <br /> PLANNING COMMISSION <br /> WEDNESDAY, DECEMBER 2,1998 <br /> 7:30 P.M. - ARDEN HILLS CITY HALL <br /> CALL TO ORDER <br /> Chair Erickson called the meeting to order at 7:32 p.m. <br /> ROLL CALL <br /> Present were Chair Steve Erickson, Commissioners Brent Nelson, Stephen Baker, <br /> Therese Galatowitsch, Marty Rye, and Dave Sand. <br /> Absent was Commissioner Terri Duchenes. <br /> Also present were Councihnember Paul Malone, Assistant to the City Administrator <br /> Kevin Ringwald, Associate Planner Nancy Randall, and Recording Secretary Lori <br /> Rolfson. <br /> APPROVAL OF MINUTES FROM PLANNING COMMISSION MEETING HELD ON <br /> . NOVEMBER 4. 1998 <br /> Commissioner Rye moved, seconded by Commissioner Baker to approve the November <br /> 4, 1998, minutes. The motion carried unanimously (6-0). <br /> PLANNING CASE #98-29 - MARK AND ROBERT A THOMPSON - 3413 SNELLING <br /> A VENUE NORTH - VARIANCE (SIDE YARD SETBACKl <br /> Ms. Randall explained that the applicant is requesting approval of a side yard setback variance <br /> (four feet, six inches proposed, when 10 feet is required) for a porch on a single-family lot zoned <br /> R-l. The applicant is adding onto the existing home in several areas. The proposed porch on the <br /> south side of the home does not meet the required 10 foot side yard setback. The existing porch, <br /> which is six feet by eight feet, six-inches (51 square feet), is approximately seven and one-half <br /> feet from the property line. The applicant wishes to replace the existing porch in the same <br /> location with a larger porch, The applicant is proposing a 10 foot by 12 foot (120 square feet) <br /> porch placing the new pilings beyond the existing structure and cantilevering a portion to the <br /> edge of the two-tier retaining wall. The home is a split entry style and the door on the south side <br /> of the home serves as a front door for the home. <br /> Staffhad reviewed the proposal and found a number of issues. The home has an existing porch, <br /> in the proposed location, that has functioned for many years, The porch could be rebuilt with <br /> less of an impact if the cantilevering was eliminated, The parcel is deficient in lot width for the <br /> . R-1 zoning district. The parcel has between 47 to 80 feet in width when 95 feet is required. <br /> However, the lot is relatively deep (516 to 558 feet) which brings the lot well over the required <br /> 14,000 square feet of area required by this district. This is the only suitable location for the <br />
