The particular zoning districts in which such uses should be allowed as either <br />permitted or conditional uses. <br /> <br />2. The concentration and density of such uses in the City and its neighborhoods. <br /> <br />3. The effect of such uses on other uses in the surrounding area. <br /> <br />Updates <br />As a result of the Planning Commission discussion the Staff has modified the ordinance to <br />address the zoning districts (eliminating the B-1) and clarifying the types of corporations <br />(partnership/LLC/trust or other business entity which is not a natural person) that are included <br />within Sections (3.05,c, (6) and 3.06,b and 3.15). <br /> <br />Options <br />1. Recommend approval as submitted. <br />2. Recommend approval with conditions. <br />3. Recommend denial with reasons for denial. <br />4. Table for additional information. <br /> <br />Recommendation <br />Based on the evidence and findings in this and other previously supplied reports, related to the <br />effects that Sexually Oriented Businesses would have on the City of Arden Hills, the Planning <br />Commission recommends approval of the Ordinance #311 and to direct the publication of an <br />Ordinance surmnary in the City's Official newspaper. <br /> <br />~ <br />Pursuant to Section VIII, D, 1, b of the Zoning Ordinance a "...four-fifths (4/5's) majority of the <br />full council is required for action to amend the zoning ordinance. In the event an application for <br />amendment is approved, an appropriate amending ordinance shall be executed and published." <br /> <br />------- - <br />
