ShoreUne Lane Subdivision <br /> <br />I have reviewed the two options for the extension of Shoreline Lane and recommend that the offICial map <br />should not be changed to incorpotate the two cul-de..sacs in lieu of the continuous 'through' street <br />c011JleCtion from Edgewater Road to County Road D for the following reasons: <br /> <br />. The Cul-de-SaC Option requires approximately 60% more right of way and pavement area <br />which leaves less land an the tax rolls and will require additional maintenance costs over the <br />years. <br /> <br />. <br /> <br />The Cul.de-Sac Optian reduces the effectiveness of City maintenance access and plowing in <br />the neighborhood and is less desirable for emergency vehicle respouses to the neighborhood. <br /> <br />. The southern cul-cle-sac may increase the amount of wetland and tree impaCltIl from the <br />proposed development. . <br /> <br />. Visually. the two Cul.de-Sac: Option will appear to drivers and IeSidents nearly the &ame as a <br />throuah street. In order to prevent cars from jumping the curb for short cuts (or by accident). <br />heavy plantings and/or guardrai1lbollards may be nceded to separate the two cu1-c1e-sll.l:S <br />which would hamper the City's ability to remove snow from the cul.de-sacs in the winter. <br /> <br />. Cars turning around in the cul-cle-sacs will create heacllight glare for several homlls which <br />otherwise would not experience it. <br /> <br />. The likelyhood of non-neighborhood traffic utilizing the 'through' street option shou1c1 be <br />virtually nil since the overaIl1ength of Shoreline Lane is relatively short and both ends arc <br />within the lrnmecIiate neighborhood. <br /> <br />. There: aTe approximately 20 hOll$eholds located north of the subdivision which may find it <br />convenient to use the 'through' street option to access Lexington Avenue at the County Road <br />D signal.
