Project Staff: Put the best and most experienced professionals <br />on the project for maximum quality and efficiency. Those who <br />do the work should be those that present the products and <br />interact with SIaff and officials. <br /> <br />. Listen: Listen to the client and give them feedback to check <br />what we think we heard. <br /> <br />. Working with City Staff: Involve the City stafffrequendy so <br />as to get many mid-course corrections and ensure that their ideas <br />are incorporated. <br /> <br />. Coordination with the TC1\AP Framework Plan: Ensure <br />that the new ordinance is true to the goals and other directives of <br />the framework Plan. <br /> <br />. Graphics: Use photos and other graphics to explain concepts. <br />Use slides during the presentation to the City Council to explain <br />some of the ideas. <br /> <br />. Key Decision Points: Working with City staff, identify the <br />key desired characteristics of the future development early in the <br />process before any ordinance writing begins. Suggest the <br />advantages and disadvantages of each. These characteristics may <br />include: <br /> <br />- Land uses <br />- Degree of pedestrian orientation <br />- Density <br />- Degree of architectural design control expected <br />- Degree of ordinance prescriptiveness desired (instead of <br />general guidelines and ad hoc design review) <br />- Whether to make the new district an overlay or a <br />separately mapped disttict <br />- Use of the Special Use Permit provision <br /> <br />37 <br /> <br />City of Arden Hills <br />PMnning Services for the Civic Center Zoning District <br />
