The <br />streets included in the study are Ingerson Road, Ingerson Court, Femwood Street, Femwood Court, <br />Carlton Drive, Cannon A venue and N. Hamline A venue. Tiller Lane, Dellwood Street and Dunlap Street <br />are also located in the neighborhood but were reconstructed to City standards within the past ten years and <br />therefor are not be included in this project. This report will evaluate the feasibility of the proposed <br />improvements and outline several altematives for the Council's consideration with respect to the proposed <br />improvements. <br /> <br />The general scope of work includes the reconstruction of Ingerson Road, Ingerson Court, Femwood Street, <br />Femwood Court, Carlton Drive, Cannon Avenue and N. Hamline Avenue with concrete curb and gutter, <br />bituminous pavement and storm sewer. Several options are presented in the study for Council and public <br />consideration and direction including the vacation of Hamline A venue between Ingerson Road and Tiller <br />Lane, the potential of constructing cul-de-sacs at Cannon Avenue and Tiller Lane and potential water <br />quality improvements. <br /> <br />Information utilized in the preparation of this report includes information from the Pavement Management <br />Program field survey conducted earlier this year by BRW staff, aerial mapping, as-built plans, GIS <br />property information and other information from field investigations and surveys on the site. <br /> <br />We are of the opinion that the improvements as outlined in this report are feasible and would replace <br />deficient pavements with standardized City street sections, greatly reduce nuisance flooding in the <br />neighborhood, improve local water quality, reduce city maintenance costs and significantly enhance the <br />overall aesthetics of the neighborhood. <br /> <br />Sincerely, <br /> <br />BRWlC. <br /> <br /> <br />~ <br /> <br />Arden H' s <br /> <br /> <br />offices Worldwide <br />
