The applicant wishes to subdivide the property and sell parcel C to the <br />neighbor to the south. Parcel B was combined with Parcel A previously and currently <br />serves as access for the existing house, <br /> <br />A similar subdivision was reviewed on this property in 1988 with Planning Case # 88-13 <br />(Exhibit B), At the time Parcel C was proposed to be smaller (85 by 165 feet), The <br />Planning Commission reviewed the proposal and recommended approval to the City <br />Council with conditions, The applicant withdrew the application prior to the City <br />Council meeting, <br /> <br />Parcels A and B are currently served by water and sewer (Exhibit D), Parcel C has water <br />available from Snelling Avenue, The sewer, however, is not available to this lot from <br />Snelling, An easement will be needed from either Bussard Court or the West Side of <br />Parcel A (along the lake) ifparcel C is not joined to the existing parcel to the south, <br /> <br />Park dedication, Park dedication has not typically been paid with the relocation of a <br />property line, If Council approves this as a separate parcel, park dedication would need <br />to be determined, <br /> <br />Variance. The dimensions are met, except the lot width. The applicant currently has a <br />85 foot wide lot where 95 feet is required, Parcel A requires a variance for lot width, <br />Parcel C only requires a variance if it is not attached to the property to the south, <br /> <br />Deadline for Agency Actions. The City of Arden Hills received the completed <br />application for this request on December 6, 1999. Pursuant to Minnesota State Statute, <br />the City must act on this request by Thursday, February 3, 1999 (60 days), unless the City <br />provides the petitioner with written reasons for an additional 60-day review period. The <br />additional review period would extend to Monday, April 3, 2000, The City may, with the <br />petitioners' consent, extend the review period beyond the Monday, April 3, 2000, date, <br />
