Signs are regulated <br />primarily throngh administrative review, although some require Commission and Council approval. <br /> <br />The ordinance does not address: <br />heavy industrial uses (manufacturing, such as Alliant Techsystems's operations); <br />institutional and public uses -- these are placed in other zoning categories; <br />non-traditional housing types, such as congregate housing, that are not lIinstitutionalll; nor <br />private recreational uses, such as golf courses or amusement parks; nor <br />surrounding land uses. <br /> <br />At present, TCAAP is zoned primarily R-l Single-Family Residential, except for the industrial area shown in the <br />Comprebensive Plan, which is zoned 1-2 General Industrial (Figure 4). <br /> <br />3. Surrounding Land Uses <br /> <br />Three uses dominate the land surrounding TCAAP (Figure 5): <br />Single-family residential: To the north and east in Shoreview, and to the south in Arden Hills; <br />Parks and open space: To the north in Shoreview and to the west in Mounds View and New Brighton; and <br />Industrial: To the west and southwest in Arden Hills, New Brighton and Mounds View. <br /> <br />There is also substantial commercial land to the west along U.S. 10 in New Brighton and Mounds View, and <br />business park/office land to the northwest and southeast in Shoreview. <br /> <br />Land use and transportation in the area around TCAAP is constrained in many instances by the presence of <br />uumerous lakes and other wetlands.
