<br />Concept Plan #3: Open Space and Recreation <br /> <br />This sceuario departs significantly from the others by using open space and recreation as its primary land-use focus. <br />The scenario envisions inclusion of 36 holes of golf as well as a major sports complex and a regional park. Open <br />space and recreation would comprise 767 acres, or 36% of the site, in addition to the 828-acre (39%) open-space <br />framework described earlier. The transportation network does not penetrate the heart of the recreational area but <br />skirts the edge of it. Existing wetlands are enhanced by extensive retention-pond areas. <br /> <br />Non-residential uses are still located along the major roadways but are scaled back to a depth of only 1,600 feet <br />(slightly more than one-quarter mile) and an area of 294 acres (14% of the site). Again, the site immediately south <br />of the 35W interchange would be set aside for retail/commercial uses. Residential uses are reduccd to only 56 acres, <br />or 2.7% of the site, and are located in the southwest quadrant of the site adjacent to the golf courses. The <br />governmental area remains intact. <br /> <br />Concept Plan #4: Residential <br /> <br />This scenario places the greatest emphasis on residential development. 11 includes 626 acres of residential <br />development broken into low-, medium- and high-density housing. Housing thus accounts for 30% of all use of the <br />site. The low-density residential area also includes an 18-hole golf course integrated with the single-family housing. <br />Non-residential uses are conftned to the 35W and US 10 frontages and comprise only 309 acres, or 15% of the site. <br />The site adjacent to 35W north of the interchange is designated as a "special opportunity site." The frontage along <br />CSAH 96 would be restricted to single-family uses combined with a designated school/park site. Once again, <br />govemmental uses and a proposed interpretive center occupy the same places. <br /> <br />Summary of Land Uses <br /> <br />Figure 17 summarizes all of the land uses within each scenario, for comparative purposes. The acreage shown for <br />each scenario is less than the total 2,370 acre because only the land use "bubbles" were measured, discounting gaps <br />between uses and heavy roadway lines.
