The applicant is requesting approval of a rear yard setback variance (20 feet <br />proposed, when 30 feet is required) for a 16 by 32 foot garage addition on a single family <br />lot zoned R-2 (Exhibit A). <br /> <br />Background. The proposed garage addition is 16 by 32 feet (512 square feet). The <br />applicant currently has a 22 by 24 foot (528 square foot) two car garage. The applicant <br />desires to build a longer garage to allow for a workshop area in the rear of the garage. <br /> <br />. <br /> <br />Findin!!s - Rear Yard Setback Variance <br />Staff concludes that the following factors relate to the requested variance: <br /> <br />1. Circumstances Unique to the Property: The property meets all the mlllllllUm <br />dimensional and area standards except the 120 foot depth requirement. The current <br />house and garage meet the required setbacks. <br /> <br />2. Alternate Location: The garage addition can be expanded east three more feet without <br />requiring a variance allowing for a 19 by 24 foot (456 square foot) garage addition. <br />There is room for an addition to the west; however, the garage addition would not <br />work well with the existing interior configuration. <br /> <br />3. Variance not greater than necessary: The applicant currently has a 22 by 24 foot (528 <br />square foot) two car garage. The proposed garage addition is 16 by 32 feet (512 <br />square feet). For a total of 1,040 square feet of garage space. The City Ordinance <br />does not restrict the size of attached garage space. It does, however, restrict detached <br />garages to 728 square feet. <br /> <br />. <br /> <br />Deadline for Agency Actions. The City of Arden Hills received the completed <br />application for this request on January 28, 2000. Pursuant to Minnesota State Statute, fue <br />City must act on this request by Tuesday, March 28, 2000 (60 days), unless the City <br />provides the petitioner with written reasons for an additional 60-day review period. The <br />additional review period would extend to Friday, May 26, 2000. The City may with the <br />petitioners consent, extend the review period beyond the Friday, May 26, 2000 date. <br /> <br />Lastly, if the City denies the petitioners request, "...it must state in writing the reasons for <br />the denial at the time that it denies the request." <br />
