This is a very pleasant cull-de-sac and is located across County Road <br />E from an Open Spaces area. This means there are no neighbors across the street. <br /> <br />I wish to add a third stall to my garage. I wish to build it 16' wide by 32' deep. <br />Unfortunately, this puts me within 20' of my rear property line which requires a 10' <br />variance. I'm okay on all other property lines. <br /> <br />The reasons I feel I should be granted a variance are as follows: <br /> <br />MOST IMPORTANT POINT <br /> <br />1. LOT DEPm: My lot is only 100' deep at the point this addition would be built <br />which is the reason for this variance request. I understand that the "normal" Arden <br />Hills lot is 120' deep. Obviously, if this were a "normal" lot, I would not be <br />requesting this variance. While I understand the need to have regulations which apply <br />to all situations, it would seem unfair to penalize me because of this shallow lot if <br />there are no negatives to granting the variance. <br /> <br />OTHER POINTS <br /> <br />2. INACCESSffiILITY OF THE REST OF THE LOT FOR GARAGE <br />PURPOSES: I have a large lot-270' across the back. However, the majority of it <br />is not accessible by car because of its positioning related to our neighbor's <br />(PoeJzer's) home, and the overhead power lines on the far corner orit Also, most of <br />my lot is at an elevation which is 3' -7' higher that the level of the cul-de-sac. <br />There is no way I can build another garage/addition anywhere else on our lot. <br /> <br />3. DESIREABILITY OF THIS SIZE GARAGE: I am able to build a third stall (19' <br />by 24') within the constrictions of my lot lines. However, the rectangular nature (16' <br />by 32') of my desired addition is more usable because it provides for a nice size <br />potential workshop in the back (10' by 16') while still providing enough length for a <br />car (22') in the front of the garage. A workshop section is not as easy to fit in, or as <br />functional, in the other more-square option. I feel this makes the property more <br />attractive to future owners as well as us. <br />
