, j e CITY OF ARDEN HILLS MEMORANDUM DATE: May 30, 2000 TO: Mayor and City Council CC: Planning Case File #00-25 FROM: Jennifer Chaput, Planner SUBJECT: Case #00-25, Site Plan Review Guidant (CPI), 4100 Hamline Avenue North Reauest The applicant is requesting approval of a site plan review to allow for a 5,000 square foot expansion to their facility located at 4100 Hamline Avenue North. . Backl!round The proposed expansion is for a cafeteria and corridor addition. The cafeteria expansion runs along the West Side of Building B. The expansion also includes a small patio area. The City Council approved the master plan for Guidant with Planning Case 99-15. Site Plan approval is allowed for proposals shown on the approved master plan. With Planning Case 99-15 the expansion of the cafeteria was shown on the approved master plan. The proposed addition meets the requirements ofthe City Zoning Ordinance. The applicant recently constructed a parking lot on a separate parcel owned by the applicant to alleviate parking concerns. They were allowed to do this by showing proof of parking on the campus. The applicant would like the required parking spaces for the cafeteria be also shown as proof of parking as well. Deadline for Al!encv Actions The City of Arden Hills received a complete application for this request on Monday, April 3, 2000. Pursuant to Minnesota State Statute, the City must act on this request by Friday, June 2, 2000 (60 days), unless the City provides the petitioner with written reasons for an additional 60-day review period. The additional review period would extend to Tuesday, August 1, 2000. The City may, with the petitioners' consent, extend the review period beyond the Tuesday, August 1,2000, date. Lastly, if the City denies the petitioners' request, "... it must state in writing, the reasons for denial at the time that it denies the request." e
