Round Lake Road <br />Arden Hills, MN 55112 <br /> <br />RE: Planning Case #OO-17b, PUD Amendment <br />REF: Arden Hills Commerce Center and Arden Hills Lakeside Center <br />1987.2071 Gateway Blvd. 1887-1971 Gateway Blvd. <br />Arden Hills, MN 55112 Arden Hills, MN 55112 <br /> <br />Dear Ms, Chaput: <br /> <br />This letter is to clarify our application regarding the above referenced planning case. <br /> <br />Our request to amend the Planned Unit Development (PUD) per article 1, 2, and 3 as <br />outlined in the letter dated AprilS, 2000 from Nancy Randall, Associate Planner, Lo the <br />Planning Commission reflects standard type of details requested by prospective tenant:; <br />for an industrial product. The owners understand that any proposed modificationS need <br />to adhere to the building's III ate rials, quality of construction, aesthetic of the <br />developmen tand all building code requirements. Our request for staff approvlll is to <br />meet the furie constraints placed on the owner by prospective tenants to execute a lease <br />and build-out premises fOl' occupancy. The owner a1ld Welsh Compmlies feel the <br />proposed modifi"ltions to the project are positive and do not alter in a negative manner <br />the appearance of the Project, but rather enhance the design layout of the building <br />necessary to meet the busi.ness needs, The owner would like to request that approval of <br />proposed modifications, if any, should be reviewed and approved at staff level. <br /> <br />Tn regards to article 4 and 5 as oUllined in Nancy Randall's letter, the parking lot was <br />striped to provide a maximum 20 percent office build-out per building. However, the <br />development agreement states thllt the project may exceed the 20 percent office build- <br />out in any building. The owner requests to relocaLe, replace or add additional striping of <br />the parking, if necessary, to comply with building code requirements llnd that the <br />proposed modifications be reviewed and approved at staff level. Ai; this request was <br />conceptually approved, we believe staff can appropriately deal with this issue.
