The Zoning Ordinance in Section V, K, 5, f, requires that both <.-/ <br />internal and external traffic and parking plans and traffic generation studies prepared by a <br />registered traffic engineer will be required for all projects within the GB district. <br /> <br />-'" <br /> <br />The applicant has had a registered traffic engineer prepare a traffie impact study to <br />analyze the potential impacts of this proposed development. The applicant states in <br />Exhibit A, page 12 of 47, paragraph 4, that "... the project will have no significant <br />impacts on the signalized intersection at County Highway 96 and Round Lake Road...". <br /> <br />8. <br /> <br />Highway 96 (Ramsey County reconstruction). Ramsey County is currently <br />reconstructing Highway 96 from l-35E in White Bear Township to Old Highway 8 in <br />New Brighton. The section of Highway 96 in Arden Hills from Lexington Avenue to <br />Highway 10 is scheduled for reconstruction in the year 2000, although there is some <br />discussion that it may occur later. <br /> <br />. <br />
