The Zoning Ordinance in Section V, K, 5, f, requires that both <.-/ internal and external traffic and parking plans and traffic generation studies prepared by a registered traffic engineer will be required for all projects within the GB district. -'" The applicant has had a registered traffic engineer prepare a traffie impact study to analyze the potential impacts of this proposed development. The applicant states in Exhibit A, page 12 of 47, paragraph 4, that "... the project will have no significant impacts on the signalized intersection at County Highway 96 and Round Lake Road...". 8. Highway 96 (Ramsey County reconstruction). Ramsey County is currently reconstructing Highway 96 from l-35E in White Bear Township to Old Highway 8 in New Brighton. The section of Highway 96 in Arden Hills from Lexington Avenue to Highway 10 is scheduled for reconstruction in the year 2000, although there is some discussion that it may occur later. .
