<br />11. Floor Area Ratio. The Zoning Ordinance in Section V, K, 5, a, (4), (b), states that the
<br />maximUTU Floor Area Ratio (FAR) for a parcel in the GB zoning district shall be 0.3. The
<br />applicants Phase II building would provide for an FAR of 0.323 (104,532 sq.ft. / 323,544
<br />sq. ft.). The applicants Phase III building would provide for an FAR of 0.292 (113,524
<br />sq. ft. / 388,714 sq. ft.). The applicants Phase IV building would provide for an FAR of
<br />0.206 (111,972 sq. ft. / 544,255 sq. ft.). The applicants Phase II, III, and IV buildings
<br />would provide for a total FAR of 0.263 (330,028 sq. ft. / 1,256,513 sq. ft.).

<br />The Zoning Ordinance in Section V, K, 5, a, (4), allows for the FAR of individual lots in
<br />a mixed use project to vary from the requirement (0.3) as long as the overall FAR is
<br />within the requirement. The FAR of the Phase II building is 0.323 which is greater than
<br />0.3. However, the overall FAR of the project is 0.263 which is less than the maximum.

<br />Landscape Lot Area. The Zoning Ordinance in Section V, K, 5, a, (4), (b), states that
<br />the minimum landscape lot area for a parcel in the GB zoning district shall be 35 percent.
<br />The applicants Phase 11 building would provide for a landscape lot area of25.3 percent
<br />(81,886 sq. ft. / 323,545 sq. ft.). The applicants Phase III building would provide for a
<br />landscape lot area of36 percent (139,900 sq. ft. / 388,714 sq: ft.). The applicants Phase
<br />IV building would provide for a landscape lot area of 54 percent (293,973 sq. ft. !
<br />544,255 sq. ft.). The applicants Phase II, III, and IV buildings would provide for a total
<br />landscape lot area of 41 percent (515,758 sq. ft. ! 1,256,513 sq. ft.).

<br />The Zoning Ordinance in Section V, K, 5, a, (4), allows for the Landscape Lot Area of
<br />individual lots in a mixed use project to vary from the requirement (35%) as long as the
<br />overall Landscape Lot Area is within the requirement. The Landscape Lot Area of Phase
<br />II is 25.3 percent which is less than 35 percent. However, the overall Landscape Lot Area
<br />of the project is 41 percent which is greater than the minimum of35 percent.

<br />Setbacks. The Zoning Ordinance in Section V, K, 5, b, (4), states that the minimum
<br />building setback for a parcel in the GB zoning district shall be 50 feet from all streets and
<br />project boundaries and 20 feet from all interior property lines. The following summarizes
