Y/' <br /> <br />e <br /> <br />Statement describing the proposal <br /> <br />The remodel of the home at 1228 Karth Lake Drive will update this 1970's home to <br />today's upper level ofliving. It will increase the value of the surrounding homes by <br />raising the standard of typical homes on the lake in this cul-de-sac. <br /> <br />Hardship Criteria <br /> <br />I. The requested variance is not unique to this piece of property in the area. The <br />homes directly to each side ofthe property do not comply with the high-level <br />water restriction and are significantly closer to the lake than our property. <br /> <br />2. The requested variance will indeed be in keeping with the spirit and intent of the <br />City's Zoning Code as the total of hardcover will decrease on this property. The <br />remodel will enhance the lakeside of this home and increase the value of the <br />property by showcasing the lake as one enters the home. Furthermore, the <br />remodel will remove a deck and screened porch that are an eyesorc and badly in <br />need of repair. The area requested for the variance is currently covered with this <br />deck and porch. <br /> <br />3. <br /> <br />Without granting this variance the homeowner's will not be able to improve the <br />kitchen and eating areas of their home to the standard of fine homes build with <br />excellent lake views within the Twin Cities area. Not having the variance would <br />eliminate the eating area of the remodel, which is the area of focus. <br /> <br />e <br /> <br />4. The property owner did not create this hardship, the original builder set the <br />location of the home on the property. Furthermore, the original design of the <br />home focuses the kitchen and eating area on the interior views of the home and <br />not the exterior views. During the 1970's the exterior lake views were not as <br />valued as they are in today's market. <br /> <br />5. The requested variance will not alter the essential character of the neighborhood. <br />The adjacent homes were designed to showcase the lake views while this home <br />was not when originally built. As a result ofthis remodel the home at 1228 Karth <br />Lake Drive will also showcase the lake and blend in more perfectly with the <br />neighborhood. <br /> <br />Your time and effort to pass this request for variance is greatly appreciated. <br /> <br />e <br />
