<br />3. There is no exterior evidence of the home occupation. . <br />There is extcrior cvidence of the occupation through the variolls vehiclcs on the property <br />used for the business. This property doesn't mcet this requirement. <br /> <br />4. It does not require any special entrances to the dwelling. <br />No special entranccs or modifications to the house are reqllired tor this business. <br /> <br />From the specific requirements for a Class II Home Occupation, as stated in the Zoning Ordinance, <br />the following additional information can be detcrmined: <br /> <br />1. The primary business activity shall be conducted by an occupant of the residence; <br />The owner of the company does live on site. Therefore, the primary business activity is <br />conducted by an occupant of the residence. <br /> <br />2. One person not residing in the residence may be employed to assist in the business activity; <br />More than one person not residing in the home is employed at this business. There is one <br />part time office staff person in addition to a crew of seven who work off-site. Although it <br />could be argued that the seven employees are not on-site at all during the day, they are still <br />employed with the company and assist with thc business activity. Plus, they do come to the <br />home at a minimum of twice a day to pick up and return a work vehicle. <br /> <br />3. It does not occupy more than thirty-three (33 percent) of the floor area of the dwelling; <br />According to the applicant's plans, the office portion of the house is approximately 23% . <br />which is less than thc maximum requircd of 33%. <br /> <br />4, It has a limited number of patrons visiting the premises; <br />The applicant has stated that it is rare for a customer to come to the home. It is prcsumcd <br />that there isn't traffic from this type of activity very often. <br /> <br />5. Ojfstreet parking for no more than two (2) additional vehicles than those required by the <br />occupants shall be permitted; on-street parking shall not be used to satisfY required parking; <br />There appears to be room for approximately five vehicles along side of the driveway on-site <br />for workers. Thcrc is also area on the driveway and within the garage for vehicles. The <br />pictures, as shown in Exhibits C and D, show that at least four vans sit, angle parked, offthe <br />driveway. The applicant also states that there are typically five vehicles parked in the <br />driveway and two on the street. This exceeds the maximum permitted of two additional <br />vehicles beyond those used for the residents of the dwelling. <br /> <br />6, It requires delivelY of products to the premises no more than once per day. <br />Deliveries of products to the resident do not exceed the frequency of no more than once per <br />day. <br /> <br />Always Wood Flooring has been in operation at this location for three years without the required <br />approvals from the City, The applicant was unaware that this was a requirement and was not made <br />aware ofthis until this past Spring. The applicant has worked to provide everything necessary to the <br />City for the approval ofthis business and is open to any suggestions on how she could improve the . <br /> <br />2 <br />
