Round Lake Road <br />Arden Hills, MN 55112 <br /> <br />Dear Planning Commission: <br /> <br />This lelter is in response to the Planning case <br />#00-33, Special Use Permit for a Class II Special <br />Accessory Home Occupation. <br /> <br />The property at 3810 New Brighton Road is a single <br />dwelling home with a garage. It appears the business <br />being run from this property is not a "home business". <br />There are either multiple vans for servicing the <br />business and/or cars for the service personnel at the <br />residence twenty-four hours a day. This is not <br />appropriate for a single-family dwelling. The number <br />of vehicles parked exceeds a reasonable or average <br />level for a single dwelling home. Those vans and cars <br />.are not housed so they become an ongoing eye sore for <br />e neighbors. Additionally, it is a hazard to have <br />the vehicles parked on the side of the street as they <br />block the right turn lane that should remain <br />accessible to cars turning onto County Road E2. <br /> <br />While the inconveniences and hazards of the high <br />number of parked vehicles are not appropriate for a <br />single-family dwelling, movement of the many business <br />vehicles is even more problematic. There already has <br />been an incident of a vehicle backing into a car <br />parked on the other side of the road. An added <br />danger to regular traffic in the area is present daily <br />as the vans leave for their work when the traffic flow <br />on New Brighton Road is at one of its busiest times. <br /> <br />Between the parked and moving vehicles, the corner has <br />become a high congestion area. The most disheartening <br />impact of this is that an increased risk now exists <br />for children who play in the area and ride their bikes <br />or walk to the public library. <br /> <br />In a business area like the one on Cleveland Avenue, <br />it might not be a problem to accommodate different <br />zoning, However, in this case, it would perpetuate <br />and possibly expand the safety risks and distractions <br />now being endured by neighborhood residents, visitors, <br />.and commuters. Rezoning should not be considered an <br />cceptable solution to Planning Case #00-33. <br /> <br />Yours truly, <br /> <br />1 <br />
