<br />Section V, H, SPECIAL REQUIREMENTS FOR THE NB"E'IGHBORHOOD
<br />BUSINESS DISTRICT.
<br />All other sections will be ren llnbered to allow for the inclusion of tbis section.
<br />
<br />I. Procedure. The ,1Pplication and the administrative and :'eview procedure
<br />established in Section VIII, Special Use Permits and in Appendix A,
<br />Procedural Manu,ll, shall be followed for all development that involves
<br />new building ccnstruction, modification of a building's exterior or
<br />modification of the site. Special use permits are not required for permitted
<br />uses that occup)' :lpprovcd buildings that do not require exterior building
<br />modi.fication 01' :;ite modification, This provision is subject to any
<br />modifications ('f additions set forth in this Section, The prescribed
<br />procedure may he modified by the City to allow planning flexibility and to
<br />encourage coop,mltive dialogue between the applicant ancl the City.

<br />Special Regula'iolls for Permitted Uses ill the NB Di~,trict. Permitted
<br />uses are allowed as specified in the Land Use Chart, Section V, E, for the
<br />NB District. However, this ordinance specifies additio:lal requirements
<br />for: Clinics; Finarcial Institutions & Service; and Retail Sales & Service,
<br />These uses can. if unrestricted, place unacceptable lev,~ls of traffic on
<br />these sites and streets that would negatively impact adjacent residential
<br />uses.

<br />b. Financial Institutions & Service shall not exceed 5,000 gross
<br />square feet nor include a drive thru facility, nor indude an outdoor
<br />or detactec. automated kiosk:

<br />These Uf es shall only include: antiques, art and school supplies,
<br />bakeries, bicycles (not motorized), books, stLtionery, candy,
<br />camera Ulld photographic supplies, carpets and rugs, china and
<br />glasswar'~, :lothing and costume rental, convenience store, custom
<br />dressmak,ng. dmgs, dry goods, florist, garden mpplies (year-round
<br />operatior only), gifts, grocery, hardware, hats, hobby shops,
<br />househoJ:l :lppliance repair, interior decorating (no retail furniture
<br />sales), jewdry, locksmith shops, musical instruments, paint and
<br />wallpape', shoes, sporting goods, tobacco, toy" and wearing
<br />apparel, Ll1d similar type uses. Automobile related business, liquor
<br />stores, a.1d restaurants, exceeding 40 percent in gross liquor
<br />receipts c Lhe total food and liquor receipts, would not be allowed
<br />in the Neghborhood Business District.
