<br />c (,(~-' <br /> <br />6 <br /> <br />e <br /> <br />Vacant - 2000 County Road E-2 <br />The property (PIN's - 283023320029 & 283023320032 & part of283023320006 & part of <br />283023320007 & part of282023320008) is located at the southeast comer of County Road E-2 <br />and Cleveland Avenue (Exhibit F). The property is vacant. In 1991 (Planning Case 91-09) Hans <br />Hagen requested a rezoning from B-1 to B-2 to facilitate the construction of a convenience store, <br />gasoline station, and car wash, The rezoning was approved (7-29-91) contingent upon the <br />approval of a special use permit. The site plan generated significant neighborhood opposition <br />and was ultimately dropped. The rezoning condition was not satisfied within one-year, therefore <br />it did not take effect. The property is still zoned B-1 (Limited Business). <br /> <br />Immediately east of the site is a strip of/and 70 feet in width (owned by Ramsey County) which <br />contains a wetland complex. The strip of/and physically separates part ofthree (3) parcels from <br />the main parts of the properties. The first parcel south (Glenn and Karen Johnson @ 3803 New <br />Brighton Road) ofthe "Hans Hagen" parcel is 114 feet in width and is approximately 260 feet in <br />depth.
