<br />e <br /> <br />e <br /> <br />e <br /> <br />~ <br />~~ILLS <br /> <br />CITY OF ARDEN HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: September 18, 2001 <br /> <br />TO: Mayor and City Council Members <br /> <br />FROM: Aaron Parrish, City Planner <br /> <br />SUBJECT: Case #01-26, McKinley Companies <br />Minor Subdivision/Lot Split Parcel <br />Parcel at 4420 Hamline Avenue North <br /> <br />Request <br /> <br />The applicant has requested the minor subdivision/lot split of a very large, 35,100 sf, parcel at 4420 <br />Hamline Avenue N into two lots. The parcel and its neighbors are in the R-I Zoning District. Prior <br />to that approval, a variance reducing the minimum required lot width in the R-I District from 95 ft to <br />82 ft for one of the proposed lots must be granted. <br /> <br />Proposal <br /> <br />Divide the existing single platted lot into two parcels. Parcel A would be 19,1001 sfin area, 195 ft <br />deep and 98 ft wide. It would contain the existing home on the site. Parcel B would be 15,990 sfin <br />area, 195 ft deep and 82 ft wide. It would be a vacant lot for future development. <br /> <br />Backl!round <br /> <br />The 19,100 sf Parcel A and the 15,990 sf Parcel B that would be the two new lots each exceed theR- <br />I minimum lot area standard of 14,000 sf. With a lot depth of 195 ft, they each will also exceed the <br />130 ft minimum lot depth required in the R -1 District. However, the parcel's width along Hamline is <br />180 ft, 10ft less than the 190 ft required to create two lots in the R -1 District. And, to accommodatc <br />the existing home on the site, the parcel cannot be divided evenly. Parcel A will be a conforming <br />parcel, 98 ft wide. The required side yards, minimum and total, for the principle and accessory <br />building are provided for Parcel A by this division (the patio is a permitted encroachment in a side <br />yard, 6 C 2 b). This leaves 82 ft of frontage for Parcel B, and creates the specific requirement for the <br />
