Following arc the commems I have: <br /> <br />1. The proposed aeccss driveway to service the proposed lots is in cxcess of 500' and would be <br />the reasonable location of the public water and sanitary services. Due to the length, number <br />of properties served and the eascment requiremcnts for the public utihtie~, the road should be <br />. dcsignaled as a public road. <br /> <br />In this case the road would be classified as a residential street and have a width of 28' from <br />face to face of curb. A 50' Right of Way would be sufficient in this circumstance. A <br />minimum of a 80' cul-dc-sac would bc required at the end of the road to accommodate <br />turning of cmergency and maintenance vehicles. Srormwater runoff will have to be designed <br />for including catchbasins, pip.ing and ponding. <br /> <br />(It should bc noted that thc public utilities alone will require a minimum of a 36' casement to <br />accommodate separation and clearance for excavation.) <br /> <br />2. The developer should submit a detai led utility pi an. <br /> <br />3 The developer is proposing to build Lot 2 in a wetland area, which will require wetland <br />permits and approvals. <br /> <br />4. Rice Creek Watershed District will require the developer to apply for a drainage permit and <br />provide for stonnwater runoff treatment. <br /> <br />As an observation it appears the east side of the development will require considerable grading <br />for access and building site preparation- <br /> <br />. <br /> <br />Thc proposed site dcvelopment as shown on the plans dated 10/15/2001docs not appear to <br />conform to City Standards. <br /> <br />TOTAL P.01 <br />
