<br />ARDEN HILLS PLANNING COMMISSION - JANUARY 3, 2001 <br /> <br />3 <br /> <br />. <br /> <br />Chair Baker asked how long the credit union had a lease for this space. Ms. Canges stated the <br />credit union has a five-year lease at this time with two three-year options. She indicated <br />members of the community are welcome to this credit union. <br /> <br />Chair Baker closed the public hearing at 7:45 p.m. <br /> <br />Commissioner Galatowitsch asked for clarification on the sign ordinance requirements. Ms. <br />Chaput indicated an additional sign could be granted if the business had additional entrances. <br /> <br />Commissioner Galatowitsch asked if Ace Hardware had two signs at this time. Ms. Chaput <br />noted Ace Hardware does have two signs. Since they have a second entrance on the south side of <br />the building, they do not require a variance for the second sign. <br /> <br />Commissioner Zimmerman noted he did visit the site and indicated from the east, it was difficult <br />to see the placement of this establishment within the Arden Hills Plaza. <br /> <br />Chair Baker indicated he felt the request before the Commission was not overwhelming but <br />approval may bring future cases seeking approval with no hardship. He asked that the <br />improvements on this site be addressed by staff. <br /> <br />. <br /> <br />Ms. Chaput indicated the topography does playa role in this request and could be considered a <br />hardship. <br /> <br />Commissioner Pakulski indicated there seems to be no additional room for signs, if this were to <br />be a concern by the Commission. <br /> <br />Commissioner Zimmerman agreed stating he felt the topography did create a hardship for this <br />request. He added that the signs would be on two separate surfaces, which he supports. <br /> <br />Commissioner Pakulski moved, seconded by Commissioner Sand, to recommend approval of <br />Planning Case #00-34, sign variance, 3533 North Lexington Avenue, for Metro Community <br />Credit Union for the following reasons: <br /> <br />1. Due to the topography and inability to see the credit union sign from the east entrance <br />into the Arden Hills Plaza. <br /> <br />The motion carried unanimously (5-0). <br /> <br />This Planning Case will be reviewed at the Monday, January 8, 2001, City Council meeting. <br /> <br />PLANNING CASE # 00-45 - SEMPER DEVELOPMENT - LOT SPLlTN ARIANCE/ <br />SUP/SITE PLAN REVIEW - NE OUADRANT OF COUNTY ROAD E AND <br />LEXINGTON AVENUE - PUBLIC HEARING <br /> <br />.
