<br />ARDEN HILLS PLANNING COMMISSION - FEBRUARY 7, 2001 <br /> <br />8 <br /> <br />. <br /> <br />Commissioner Sand moved, seconded by Commissioner Zimmerman, to table Plauning Case <br />#01-02, PUD Amendment/Site Plan Review/Height Variance for a parking ramp for Guidant at <br />4100 Hamline A venue, for the following reasons: <br /> <br />I. To allow the applicant time to alter their proposal and report back to the Planning <br />Commission at the next meeting with a revised parking ramp plan. <br /> <br />The motion earned unanimously (6,0). <br /> <br />This Planning Case will be reviewed at the Wednesday, March 7, 2001, Plauning Commission <br />meeting. <br /> <br />PLANNING CASE #00-45 - SEMPER DEVELOPMENT - LOT CONSOLIDATlONI <br />V ARIANCE/SUP/SITE PLAN REVIEW - COUNTY ROAD E & LEXINGTON AVENUE <br /> <br />Ms. Chaput stated the applicant has made the following requests for the property located in the <br />Northwest quadrant of County Road E and Lexington Avenue, zoned B,2: <br /> <br />1. a lot split of the property located at 1201 County Road E creating two parcels from one; <br />2. a variance from Section 6(D) #1 (b), proximity to drive,in businesses; <br />3. a Special Use Permit for a dive,in business in a B,2 District; and <br />4. a Site Plan Review of a proposed Walgreens on the newly created parcel. <br /> <br />. Ms. Chaput explained the Planning Commission heard the applicant's request at the January 3, <br />2001 Planning Commission meeting. She reported the applications were tabled, pending <br />submission of the following information from the applicant and staff: <br /> <br />1. A traffic study; <br />2. A screening plan (as required for drive,thrus); <br />3. A lighting plan; <br />4. Documentation from the Holiday Iun, illustrating that they are in agreement with access <br />through their property by a permanent easement; <br />5. Documentation on the percentage of business generated by drive,thru pharmacy sales; <br />6, Clarification of the proposed signage; and <br />7. Research of the City's "Gateway Designated Areas". <br /> <br />Ms. Chaput noted traffic studies would be reviewed with the Commission by the applicant's <br />consulting engineers along with landscaping information. <br /> <br />Ms. Chaput noted staff recommends approval of Planning Case #00,45, for the following <br />applications, each contingent on the other's approval: <br /> <br />. <br /> <br />1. Lot split of the property at 1201 County Road E from one lot into two lots, for the <br />following reason and with the following conditions: <br />a) The proposal meets the minimum requirements of Section 22,12, (e) of the City Code; <br />b) The subdivision shall be recorded with Ramsey County within sixty days of approval <br />from the City Council; and <br />c) Following recording with Ramsey County, the applicant will provide a final plat plus <br />evidence of recording to the City of Arden Hills. <br />
