<br />\ <br /> <br />Options <br />Action must be taken at the March 26, 200 I meeting, The City Council's options to act on this . <br />application are as follows: <br /> <br />1. The applicant may choose to withdrawn the application. No action would be <br />necessary, if this is the case, <br /> <br />2. Recommend approval with conditions. By granting approval, the City Council would be <br />permitting a landscape variance on the Holiday Inn parcel (-13% where 25% is required), <br />without an application from the property owner and without identifying a hardship, in <br />conjunction with approving all ofthe other applications for Walgreens, <br /> <br />3. Recommend denial with reasons for denial. The City Council could deny the proposal, <br />based on the fact that a nonconforming lot would be created by the landscaping <br />requirements ofthe Zoning Ordinance through the minor subdivision, Since a minor <br />subdivision could not be approved, all other applications following could not be approved <br />since there is no lot created for development. <br /> <br />4, The applicant conld request an extension of time. Although the City is at the end of its <br />permitted review time on this application, the applicant can request to waive the sixty <br />days, in writing, to the Council for additional time to address the landscaping issue on the <br />Holiday lun parcel. The applicant may want to research the possibility of reconfiguring <br />the site to allow for additional greenspace, although this scenario is quite unlikely, <br /> <br />. <br /> <br />My apologies for overlooking this issue during this process, There were so many items that <br />needed attention on the Walgreens site that the Holiday Inn site did not receive the full <br />attention it deserved. I thought that is was important to get this information to you right away, <br />You should expect to see a letter from the resident who identified this issue within the next <br />few days, <br /> <br />. <br /> <br />2 <br />
