CITY OF ARDEN HILLS

e

MEMORANDUM

DATE:

March 22, 2001

TO:

Mayor and City Councilmembers t III J/~
Joe Lynch, City Administrator JLW""-
City Hall - Costs

FROM:

SUBJECT:

Previously, you directed that the City Administrator was authorized to make changes to City Hall
construction, up to an amount totaling $5,000, but to bring that information back to the City
Council on a timely basis for a decision. The following are items that you need to be aware of, I
have estimated the specific costs of those items as determined by either the architect, the
contractor, or both. These are items that need to be determined by the City Council, so the
contractor can move forward,

Roof Drains
Two (2) roof drains were missed in the design plans for the proper drainage and function of the
roof system, These are necessary and required by code, I have indicated to Peter Vesterholt that _
Staff feels that the City should not be responsible for these costs; that either the architect or .
mechanical engineer is responsible for these costs, The fact remains that they need to be
installed now, The estimated cost is $6,340.00,

Staff would recommend that the City Council authorize the installation of the roof drains and
authorize the City Administrator to continue negotiating payment of this cost.

Roof Ladders
A previous Fire Inspector required that two (2) roof ladders be installed to be used by Fire
Department personnel in the event of a fire, given the fact that we have a multi-story structure.
Our current Fire Inspector finds that these are not necessary, and is recommending that they be
deleted from the contract. This would be a $759.00 deduct.

Staff recommends that the City Council approve the deletion of these two roof ladders from the
contract.

Electrical Outlets
In reviewing the changes on the second story, there were two (2) electrical outlets located on the
north wall of the conference room that could not be placed as indicated, due to the fact that there
was a glass window from ceiling to floor, These two outlets have been relocated to the south
wall, and one additional outlet would be located in the center of the room to provide some
flexibility for future teleconferencing needs,

e
