<br />T <br /> <br />. <br /> <br />. <br /> <br />CITY OF ARDEN HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />March 12, 2001 <br /> <br />TO: <br /> <br />Mayor and City Council <br /> <br />Jennifer Chaput, City PlannerCf/ <br /> <br />Planning Case #01-05 Master PUD <br />Chesapeake Companies, NE Quadrant ofI-694 and 1-35W <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />Request <br />The applicant is requesting a Master Planned Unit Development ofthe properties located <br />in the Northeast quadrant ofI-694 and I-35W, <br /> <br />. <br /> <br />Backl!round <br />A Concept PUD and preliminary plat of the properties in question was reviewed and <br />commented on at the December Planning Commission meeting. The City Council <br />approved the preliminary plat and provided comments on the Concept PUD. With this <br />feedback in mind, the applicant is now making formal application for a Master PUD. <br /> <br />To eventually make the proposed PUD a reality, Chesapeake Companies is continuing <br />discussions with property owners on the potential acquisition of parcels owned by Morris <br />Communications, ATS Steel and Burlington Northern Rail (currently unused rail right- <br />of-way), Although not all of the properties are currently secured, the applicant wishes to <br />proceed with a Master PUD so that the site can be marketed for development according <br />to approved standards, <br /> <br />The applicant submitted the following information, provided to the City Council with the <br />Planning Commission packet for the March 7, 2001 meeting: <br />1. Letter ofIntent <br />2, Proposed PUD Design Standards <br />3, Environmental Assessment Worksheet (EA W) <br />4, Maximum Development Plan (maximum possible development on the site) <br />Landscape Concept Plan (general landscape plan with medium development on site) <br /> <br />. <br /> <br />The Planning Commission reviewed Planning Case #01-05 at their March 7, 2001 <br />meeting, holding a one hour worksession prior to the meeting to review the major issues, <br />A revised "Design Standards" document was presented to the Planning Commission at <br />this time. The Planning Commission reviewed the document, item by item, and have <br />proposed changes to it as a part of their recommendations tot he City Council. For <br />
