<br />Case #01-25, Guidant COlJloration <br />September 17, 2001 <br />Page 4 <br /> <br />. <br /> <br />Staff Recommendation <br /> <br />Staff recommends the Conunission approve the variances for the freestanding signs on the following <br />conditions: <br /> <br />a. The applicant preserves a clear vision area within a triangle created beginning at the <br />intersection of the midpoint of the drive and the curb or edge of pavement line of the street, <br />and extending 35 feet in the direction of approaching traffic and 25 ft toward the interior of <br />the property, and then a line connecting these two points, and, <br /> <br />b. Provides landscaping around the signs of similar quality to the Guidant signs located on <br />Hamline A venue, finding the need for the variances has been created by the particular <br />physical conditions of the campus setting, and the design of the proposed signs is compatible <br />with and will contribute to the character of Lexington Avenue; and <br /> <br />c. Staff recommends the Commission approve the variance for the wall signs on the water tower <br />finding the opportunity is created by the unique presence of a water tower structure on the <br />site which would create a hardship not to exploit, the impact of the variance would be <br />internal to this extensive campus stretching from Hamline to Lexington, and the signs <br />permitted by the variance can be implemented with no material impacts on surrounding uses. <br /> <br />Planninl! Commission Recommendation <br /> <br />. <br /> <br />The Planning Conunission elected to address the sign variance request in two separate motions: <br /> <br />1. Regarding the monument signage, the Commission unanimously recommended approval of the <br />monument signage on Lexington Avenue for the following reasons and following conditions" <br /> <br />A. The applicant preserves a clear vision area within a triangle created beginning at the <br />intersection of the midpoint of the drive and the curb or edge of pavement line of the street, <br />and extending 35 feet in the direction of approaching traffic and 25 ft toward the interior of <br />the property, and then a line connecting these two points, and, <br /> <br />B. Provides landscaping around the signs of similar quality to the Guidant signs located on <br />Hamline Avenue, finding the need for the variances has been created by the particular <br />physical conditions of the 90 acre campus setting and applicable street frontage, and the <br />design of the proposed signs is compatible with and will contribute to the character of <br />Lexington A venue; and <br /> <br />C. The signs permitted by the variance can be implemented with no material impacts on <br />surrounding uses. <br /> <br />2. The Commission voted 3-2 to approve a variance for the water tower for the following reason . <br />and following condition: <br />
