CLEVELAND AVENUE <br /> <br />The project consists of construction of a one and one-half <br /> <br />(1-1/2) story office building on the vacant lot located on the <br /> <br />northeast corner of County Road "D" and Cleveland Avenue. The <br /> <br />lot (146.67' x 225') consists of .758 acres (33,000 s.f.) of <br /> <br />land. Ramsey County recently upgraded this intersection by <br /> <br />widening the adjacent streets alongside most of the property. <br /> <br />The building has been designed in the prairie style. It <br /> <br />will have a foot print of 6,264 total square feet. The building <br /> <br />will have a low pitched hip roof to be consistent and compatible <br /> <br />with the adjacent residential neighborhood. The exterior will be <br /> <br />e <br /> <br />a combination of stone or brick and stucco. <br /> <br />The building will contain approximately 8,900 s.f. of office <br /> <br /> <br />space. It will have offices on the main floor and the partial <br /> <br />second floor. The basement area will be used for storage and <br /> <br />mechanical equipment. <br /> <br />The building is designed to be flexible to meet the needs of <br /> <br />businesses that need smaller office spaces. The main floor will <br /> <br />accommodate up to 4 individual tenants and the second floor has <br /> <br />been designed to be used by 1 or 2 tenants. <br /> <br />Setbacks, landscaping and parking have been placed to <br /> <br />minimize impact on the adjacent residential neighborhood as <br /> <br />determined in the concept POD approved on August 30, 1999. <br /> <br />e <br /> <br />Elair\Descript,Prj <br />
