Following are my comments: <br /> <br />1. It appears there could be potential drainage problems with the drainage/grading design. The <br />proposed drainage design has substantial amount of site runoff flowing from the driveway <br />entrances into County Road 0 and Cleveland A venue. Runoff from the site into the <br />roadways should be limited by modifying the proposed grade or by adding catchbasins. <br /> <br />There is also a concern of pOlential flooding of the properties to the nonh from the site runoff <br />via the ditch on the nonh side of the property. An alternative collection area could be a swale <br />in the boulevard at the intersection comer with an outlet piped to the existing Slonnsewer. <br /> <br />The developer should submit existing and proposed drainagc calculations for the site runoff <br />to the City Engineer for review. <br /> <br />2. Rice Creek Watershed DiSlfiet will require the developer to apply for a drainage pennit and <br />provide for stormwater runoff treatmcnt. <br /> <br />3. The developer should submit a derailed utility plan. <br /> <br />4. Details are not clear on the heights of the proposed retaining walls. Some of the taller <br />sections of wall will require safety railings. <br /> <br />5. The proposed area drain in the lower level will be required to drain into the storm drainage <br />system. A detail of the connection should be included in rhe utility plan. It appears that a <br />sump pump will be required for this drain. This shall not be connected to the sanitary sewer <br />serVIce. <br /> <br />6. The ramp on rhe west side of the proposed building is very st(:ep at 12.75%.
