(A.T,S.). as well as HPMK., LLC, which are respectively the <br />busipess tenant and tb.e fee owner of the 4.2 acre parcel and 53,872 square foot building <br />located in the Gateway Business District. As you are aware, Chesapeake Companies NLP <br />Group, LLC(Chesapeake) is attempting to market and develop the A.T.S, parcel; along with <br />several adjoining parcels. pursuant to the Master POO approved by the City of Arden Hills on <br />March 26, 2001. Chesapeake's plan for a 499,999 square foot corporate headquarters utilizes <br />the A. T. S. parcel as a key component fur access and development of the overall 26: 5 acre <br />redevelopment. <br /> <br />During the Master PUD and prellririnary plat review process, Chesapeake repeatedly <br />represented to the City of Arden.Hills its "intention" to acquire the A.T.S. parcel, as well as <br />the adjoining parcels. Condition 14 of the City approval of the Master PUD states that <br />"approval of the Master Plan is contingent on the appUcant's acquisition of,all properties . <br />shown in the proposal..
