The Lake Johanna Fire lnspector indicated one potential problem with height of <br />the proposed structures. The Fire Department only has one 100 foot ladder truck. <br />Two of the proposed buildings are 135 feet, or 35 feet out of reach the existing <br />equipment. It is anticipated that this issue can be resolved through established <br />mutual aid agreements with adjacent municipalities. However, this will require <br />verification and further review. <br /> <br />. The Acting Director of Public Works has expressed some concern over past issues <br />associated with utility service to the property. On one occasion last summer, the <br />property experienced low water pressure that inhibited their operations. In <br />conjunction with the Master Plan PUD, the applicant should prepare a detailed <br />utility plan to mitigate against future problems. The City is currently in the <br />process of establishing water restrictions to prevent events such as this in the <br />future. <br /> <br />The applicant will be available at the meeting to provide additional information and <br />clarify any questions that you might have relative to this concept review. <br /> <br />Discussion Points <br /> <br />. Is the Council comfortable with the level/intensity of development contemplated <br />for the property (square footage, height of buildings, parking structures etc. . .)? <br /> <br />. What information, above and beyond what is traditionally provided <br />(building/parking structure elevations, site plan, survey, grading and utility plan, <br />landscape plan etc. . .), would the Council like to assist with the evaluation of a <br />Master Plan PUD application? <br /> <br />Planoiol! Commission Comments <br /> <br />. There were several comments relative to overall building aesthetics, design, and <br />materials. A desire was expressed to develop a unified design theme (not <br />necessarily identical) between the existing a proposed buildings and parking <br />structures. It was noted that color elevations, renderings, and related visual tools <br />would be helpful when evaluating the Master Planned Unit Development. <br /> <br />. The Commission indicated a desire for additional consideration to be given to the <br />parking lot of off Lexington Avenue adjacent to Building F. Specific <br />recommendations included landscape islands and berming. <br /> <br />. The phasing of buildings should be consistent with the provision of required <br />parking/parking structures. <br />
