<br />e <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF ARDEN HILLS <br /> <br />SPECIAL USE PERMIT - PLANNING CASE 01-29 <br /> <br />The undersigned, the Administrator of the City of Arden Hills (the "City") does <br />hereby certify that this Special Use Permit is granted pursuant to the Arden Hills <br />Zoning Ordinance, as amended, in accordance with a public hearing duly held by, <br />the Planning Commission of the City on January 9, 2002 and subsequent <br />approval thereof by the City's Council on January _, 2002 at its Council meeting <br />held on that date. <br /> <br />e <br /> <br />Permission is accordingly given the applicant, Little Brothers / Friends fo the <br />Elderly, 1845 East Lake Street, Minneapolis, Minnesota 66407, and its <br />successors and assigns, hereinafter collectively called "Permittee", to use the <br />property located at 3200 Hamline Avenue North, Arden Hills, Minnesota (the <br />"Parcel"), for visitations by elderly people, participation in programs of Permittee, <br />daytime recreational activities, staff volunteer retreats and meetings, vacation <br />sessions and overnight stays for up to ten people--all in strict conformance with <br />the plans, specifications, narrative and pictorial descriptions, sketches, <br />transparencies, consultants' reports and other documentation submitted to and <br />filed with the City in connection with the above-referenced Planning Commission <br />case. <br /> <br />The Parcel is located at 3200 Hamline Avenue North. It is owned of record by <br />Permittee. Its legal description is set forth on Exhibit "A" attached hereto and <br />made a part hereof. <br /> <br />This Special Use Permit is issued subject to Permittee's compliance not only <br />with the general conditions, descriptions and documents described above but <br />also all of the applicable requirements of the Arden Hills Code, including <br />specifically, but not by way of limitation, the Building Code portion thereof and <br />the Arden Hills Zoning Ordinance as amended). In addition, this Permit is <br />subject to the following special conditions: <br /> <br />e <br /> <br />1. Any changes in the use of the Parcel from the ones specified above shall <br />require an amendment to this Permit the procedures for which are set forth in <br />the City's Zoning Code. <br />2. A resident caretaker shall at all times keep the buildings located on and <br />the grounds of the Parcel in a manner compatible with the surrounding <br />neighborhood. <br />3. Staff or volunteers shall be on the site at all times that invited visitors are <br />present. <br />
