MN <br /> <br />September 2001 <br /> <br />EAW <br /> <br />Trails <br />A pedestrian trail extension to Long Lake Regional Park, utilizing the eXlstmg <br />railroad bridge may be constructed, However, Mf Properties will require the Cities of <br />Arden Hills and New Brighton to take responsibility for the bridge, or have it <br />removed as part of the right-of-way vacation, requiring intergovernmental <br />cooperation between both Cities. Trails will potentially be located along wetland <br />edges, <br /> <br />The proposer will provide an easement for a City trail, and will cooperate with the <br />City during the approval phase of the development to determine the best trail <br />alignment and easement needs, <br />Easement and Right-of-Way Areas <br />The project includes three easement areas, The first, a sight line easement on the <br />Morris Communications parcel will be addressed in the replatting of the project site. <br />The second easement area, for an electric transmission line on the western part of the <br />site, will remain. Right-of-way currently owned by MT PropertieslBurlington <br />Northern Railroad is under negotiation for purchase, Additional utility and road <br />easements on the assembled site must be vacated to allow for development. <br /> <br />General Infrastructure Issues <br />Utilities are available for the development of this project. This project will require the <br />highest level of eommunication service and technology available, This project will <br />pursue access to the fiber optic lines planned for the area. <br /> <br />The development of the site will necessitate the improvement of the frontage road, <br />whieh will be undertaken by the City of Arden Hills and coordinated with the <br />project's construetion schedule and activities. <br /> <br />c) Project Purpose. Explain the project purpose; if the project will be carried out by a <br />governmental unit, explain the need for the project and identify its beneficiaries. <br /> <br />The purpose of the project is to construct a high-quality commercial development in a <br />strategic manner that takes advantage of market opportunities and is compatible with <br />the City's land use plan for the subject property. Development of the project will be <br />earried out by Chesapeake Companies or assigns, not a governmental unit. <br /> <br />d) Future Stages of Development. Are future stages of this development including development <br />of any outlots planned or likely to happen? <br /> <br />There are no future stages of development associated with this project. <br /> <br />If yes, briefly describe future stages, relationship to present project, timeline and plans for <br />environmental review. <br /> <br />e) Is this project a subsequent stage of an earlier project? <br /> <br />Page 5 <br />
