<br />e <br /> <br />. <br /> <br />e <br /> <br />~ <br /> <br />~ <br />EN HILLS <br /> <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />March 22, 2002 <br /> <br />TO: <br /> <br />Joe Lynch, City Administrato/;'"l <br />Terry Post, City Accolliltant ~ <br /> <br />Authorization to Contract for Architectural Plmming Consultant Services <br />(Maintenance Facility) <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />Backl!round <br />The City of Arden Hills engaged the architectural firm Toltz, King, Duvall, Anderson & <br />Associates (TKDA) in late 2000 to conduct a space needs analysis for a new City of Arden Hills <br />"stand alone" maintenance facility, The project was completed in early 2001 at a cost of <br />$4,901.73 and resulted in the publication of a final report. There was an expectation that the <br />results of this analysis would be combined with a similar Ramsey COllilty "stalld alone" <br />maintenance facility to highlight cost efficiencies of a joint facility. This second phase of <br />analysis has not yet occurred. <br /> <br />Recent Developments <br />The Ramsey County Board has recently authorized their Public Works Department to obtain an <br />updated "validated" space needs plan. The results of this effort would be a baseline to add <br />generic space needs of other building tenants/owners (i.e., City of Arden Hills, ISD #621 <br />Maintenance, Soil & Water Conservation, Army National Guard) to conceptually size a joint use <br />facility in the form of a design build document (optional). <br /> <br />Issue <br />With the COllilty on a fairly fast track to update their previous TKDA space needs study and <br />prepare an Army National Guard Master Plan incorporated into the COllilty'S Conceptual Site <br />Master Plan, as well as developing an Army National Guard Conceptual Floor Plan as defined by <br />their program to be completed by May 31, 2002, it appears that the City of Arden Hills should be <br />on a similar track for integration purposes. <br /> <br />Discussion <br />The City's primary TKDA city contact, Dean Johnson, Director of Architecture, was out of the <br />office this week so specific pricing information is not available. However, we can anticipate that <br />the cost to update the previous study would be less than the cost of the previous study ($4,902). <br />
