We anticipate that we will have between 3 <br />and 4 builders involved in this Woodbury neighborhood. Restoration <br />Development and its owners have a long history of working with other builders in <br />creating various types ofresidential communities. <br /> <br />Arbor Lakes: At the work session, some council members expressed concerns about the <br />large parking areas at Arbor Lakes and that such a development would be <br />inappropriate for the site. The purpose of presenting Arbor Lakes was not to <br />suggest that this exact development occur on the TCAAP property, but to <br />demonstrate Opus' willingness and ability to be creative and innovative in <br />creating communities. It also represents a successful public/private partnership <br />on a property that has many of the same attributes and challenges as the TCAAP <br />site. <br /> <br />In addition Applied Ecological Services has participated in the design oflarge <br />regional shopping centers that have received national design awards. Ifthe City <br />determines it wants this site to include a retail component, our team has the <br />experience and talent to design a retail element that will meet if not exceed the <br />City's expectations. <br /> <br />. <br /> <br />Our Residential. Builders Have Not Been Identified. Restoration Development is <br />strictly a residential developer and does not build homes. One of the shareholders <br />in Restoration Development is Lundgren Bros., an award winning homebuilder. <br />We certainly expect that Lundgren will be a builder in this community, but more <br />importantly they will be just one part of a diverse group of builders that would be <br />selected to provide a range of housing on this site. (In Wild Meadows, Lundgren <br />is one of 12 approved builders.) <br /> <br />The key is to recognize that as a company we will select a builder team based on <br />the vision to be developed for the site. We believe this creates a wonderful <br />opportunity for the City. Only after the vision is developed and we approach the <br />time to begin construction, will we start to select builders. There is considerable <br />time until this needs to be done and the advantage to our approach is that during <br />this period a new builder may enter this market that Restoration and the City <br />would like to see involved. Our approach creates the best opportunity for this <br />builder to be involved. Other benefits include: <br /> <br />. <br /> <br />. If you select a team where a national builder plays a central role, it is more <br />likely that the national builder will desire to build a majority of the homes, <br />This way they can increase their profits by capturing the profit from both <br />the land development and the home construction. Even though they may <br />employ a variety of designs, having one builder control a large residential <br />development often lends itself to monotony in design. <br />. You will note that all of the builders involved are national in their scope. <br />This is because of the significant capital required to develop this site. <br />However, there are many small and medium sized builders that do a <br />wonderful job and by blending the right mix we can create a community <br />that is varied and appealing.
