<br />Memo to Planning Commission <br />Planning Case #01-28: Catholic Aid Association <br />Page 2 of3 <br /> <br />Proposed Density: <br />Topography. <br /> <br />N/A <br />Relatively flat. <br /> <br />Analysis <br /> <br />At the November 2001 meeting of the Planning Commission, Catholic Aid Association <br />requested a variance to construct a 30 feet high freestanding ll10nument style sign off of <br />Lexington A venue. The sign ordinance in effect at that time allowed for a maximum of a <br />16 foot high sign. <br /> <br />Since the November meeting, the new sign ordinance has been adopted by the City <br />Council. This also places a 16 foot height limitation on freestanding signs. Based on <br />comments received from the Planning Commission, the applicant has revised their <br />request. Per the Commission's request, the applicant has also provided a graphic <br />illustrating the proposed sign in relationship to the site. The following highlights the <br />revised sign standard adjustment request: <br /> <br />. Height: <br />. Area: <br /> <br />20 feet where 16 feet is required <br />133 Feet where 100 feet is required <br /> <br />For purposes of signage regulation, this particular property falls within the 'South of <br />Lexington Avenue" overlay district. Based on the proposed sign ordinance, the special <br />design requirements for this district require a monument style sign. The proposed sign <br />would replace the existing pole sign on the property, <br /> <br />Sign Standard Adjustment Criteria <br /> <br />Adjustment to the height, area or location of a sign or signs may be approved <br />through the Site Plan Review process if the follOWing criteria are met: <br /> <br />a. There are site conditions which require a sign adjustment to allow the sign <br />to be reasonably visible from a street immediately adjacent to the street; <br />Or, <br /> <br />b. The sign adjustment will allow a sign of exceptional design or a style that <br />will enhance the area or that is more consistent with the architecture and <br />design of the site; And, after finding positively on condition A or B above, <br /> <br />c. The sign adjustment will not result in a sign that is inconsistent with the <br />purpose of the zoning district in which the property is located, <br /> <br />From staffs perspective, the p~oposed sign standard adjustment meets criteria B and C, <br />Additionally, the height of the existing building, approximately 40 feet at its highest <br />point, is appropriate in scale with the proposed freestanding monument sign, Finally, as <br />the attached illustrations indicate, the proposed sign gets progressively narrower as it gets <br /> <br />. <br /> <br />. <br /> <br />. <br />
