<br />, <br /> <br />. <br /> <br />~ <br />~~ILLS <br /> <br />CITY OF ARDEN HILLS <br /> <br />MEMORANDUM <br /> <br />DATE: <br /> <br />May 20, 2002 <br /> <br />TO: <br /> <br />Mayor and City Council <br />Joe Lynch, City Administrator <br /> <br />Aaron Parrish, City Planner 1/ <br /> <br />FROM: <br /> <br />SUBJECT: <br /> <br />Case #02-07, Preliminary Plat and Variance for <br />Tom and Kathy Goserud, 4350 Hamline Avenue <br /> <br />Request <br /> <br />. The applicants are requesting approval of a preliminary plat to divide one existing lot zoned R-I <br />Single Family Residential into two lots zoned R-I Single Family Residential. In conjunction <br />with the preliminary plat proposal, the applicant is requesting the following platting variances: <br /> <br />I. A variance to allow for a private access. <br />2. A variance to allow an 8 foot accessory structure setback where 10 feet is required. <br /> <br />Planninl! Commission Recommendation <br /> <br />In Planning Case 02-07, recommends denial of the preliminary plat and platting variances with <br />the following findings: <br /> <br />I. There are not speeial circumstances or conditions affecting said property such that the strict <br />application ofthe provisions ofthis chapter would deprive the applicant of the reasonable use <br />of his land; <br />2. The variance is not necessary for the preservation and enjoyment of a substantial property <br />right ofthe applicant; and <br />3. The granting of the variance has the potential to be detrimental to the public welfare or <br />injurious to other property in the territory in which said property is situated. <br /> <br />. <br /> <br />Options <br /> <br />1. <br />2. <br /> <br />Recommend approval as submitted. <br />Recommend approval with conditions. <br />
