<br />. <br /> <br />STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF ARDEN HILLS <br /> <br />SPECIAL USE PERMIT CASE NO. 02-06 <br /> <br />The undersigned, Administrator for the City of Arden Hills therein "City") certifies as <br />follows: <br /> <br />1. That an application for a Special Use Permit was submitted by Pilgrim House, <br />(herein "Permitees") requesting that the City issue a Special Use Permit which <br />will allow the Permittee to use the described property for worship services and <br />educational programs, and a daycare facility consistent with previous Special <br />Use Permits, and in strict conformance with plans, specifications, narrative and <br />pictorial descriptions, sketches, transparencies, planning reports and other <br />documentation submitted to and filed with the City in connection with the above <br />referenced Planning Case. The parcel is located at 1212 Highway 96 on the <br />following described real property situated in Ramsey County, Minnesota, to-wit: <br /> <br />Back part of the South 417.42 feet of the of the North 468.42 feet of the <br />West 208. 71 feet NE quarter ofthe NE quarter of Section 23, Township <br />30, Range 23, Ramsey County, Minnesota. <br /> <br />2. That such application complied with the City's zoning regulations; <br /> <br />3. <br /> <br />That the application was reviewed and a public hearing was held by the City's <br />Planning Commission on the 3rd day of April, 2002; and, <br /> <br />. <br /> <br />4. That the application, supporting data, and Planning Commission's <br />recommendations were reviewed by the City Council on the 13th day of May, <br />2002, at which time the City Council granted the Special Use Permit which allows <br />the Permittee, its successors and assigns, to use the previously described <br />property for worship services and educational programs, and a daycare facility <br />consistent with previous Special Use Permits subject to the following conditions: <br /> <br />4.1 Daycare enrollment be limited to 20 children. <br />4.2 Daycare hours of operation be restricted to 7:00 am to 5:30 pm. <br />4.3 Compliance with the Fire and Building Code. <br />4.4 Compliance with applicable County and State licensing <br />regulations for daycare facilities. <br />4.5 Compliance with previously approved special use permits. <br /> <br />5. Any violation by Permittee, its successors or assigns, of the provisions of this <br />Special Use Permit shall be deemed a violation of the Arden Hills Zoning <br />Regulations entitling the City of the various remedies provided therein. <br /> <br />6. <br /> <br />A certified copy of the Special Use Permit shall be filed by the City Administrator <br />with the Ramsey County Recorder or Registrar of Titles. If the Subject Property is <br />torrens, the Permittee shall provide the City with the Owner's Duplicate Certificate <br />of Title in order to allow the City to file a certified copy of this Special Use Permi!. <br /> <br />. <br />
