. STATE OF MINNESOTA COUNTY OF RAMSEY CITY OF ARDEN HILLS SPECIAL USE PERMIT CASE NO. 02-06 The undersigned, Administrator for the City of Arden Hills therein "City") certifies as follows: 1. That an application for a Special Use Permit was submitted by Pilgrim House, (herein "Permitees") requesting that the City issue a Special Use Permit which will allow the Permittee to use the described property for worship services and educational programs, and a daycare facility consistent with previous Special Use Permits, and in strict conformance with plans, specifications, narrative and pictorial descriptions, sketches, transparencies, planning reports and other documentation submitted to and filed with the City in connection with the above referenced Planning Case. The parcel is located at 1212 Highway 96 on the following described real property situated in Ramsey County, Minnesota, to-wit: Back part of the South 417.42 feet of the of the North 468.42 feet of the West 208. 71 feet NE quarter ofthe NE quarter of Section 23, Township 30, Range 23, Ramsey County, Minnesota. 2. That such application complied with the City's zoning regulations; 3. That the application was reviewed and a public hearing was held by the City's Planning Commission on the 3rd day of April, 2002; and, . 4. That the application, supporting data, and Planning Commission's recommendations were reviewed by the City Council on the 13th day of May, 2002, at which time the City Council granted the Special Use Permit which allows the Permittee, its successors and assigns, to use the previously described property for worship services and educational programs, and a daycare facility consistent with previous Special Use Permits subject to the following conditions: 4.1 Daycare enrollment be limited to 20 children. 4.2 Daycare hours of operation be restricted to 7:00 am to 5:30 pm. 4.3 Compliance with the Fire and Building Code. 4.4 Compliance with applicable County and State licensing regulations for daycare facilities. 4.5 Compliance with previously approved special use permits. 5. Any violation by Permittee, its successors or assigns, of the provisions of this Special Use Permit shall be deemed a violation of the Arden Hills Zoning Regulations entitling the City of the various remedies provided therein. 6. A certified copy of the Special Use Permit shall be filed by the City Administrator with the Ramsey County Recorder or Registrar of Titles. If the Subject Property is torrens, the Permittee shall provide the City with the Owner's Duplicate Certificate of Title in order to allow the City to file a certified copy of this Special Use Permi!. .
