We are applying for a variance because a planned addition to our house will be closer to the <br />rear property line than is allowed by the city in normal situations. <br /> <br />We feel the circumstances for which we are applying for this variance are unique to our property for <br />several reasons. First, we are planning to add on a bedroom on the southeast end of the house. This <br />would be a one-story addition that would match in size and shape an existing addition on the southwest <br />comer of our house. The existing addition was built by a pervious owner in the mid 1970's. The effect of <br />doing the planned addition would give us more living space in the house and create a U shaped <br />courtyard in the rear of the house. The existing addition is 22 feet from the property line as would the <br />new addition also be. Second, the neighboring house in the rear of our property is on a lot that over an <br />acre in size and the house on that lot is 85 feet away from our shared property line. This means the <br />combined distance between houses would still be more than 100 feel. <br /> <br />We feel the variance is in keeping with the intent of the cities zoning code because it is for residential <br />purposes, it does not cause a problem with sight lines, run-off or through way. <br /> <br />The 16' x 18' piece of property that the addition will occupy would not be put to any other use other than <br />open yard. There is no other purpose that the land would be used for. <br /> <br />Building this addition without digging a foundation will help to solve a water problem we are currently <br />experiencing on that comer of the house. The addition would divert the drainage away from that <br />existing wall but would not cause any adverse issues with our lot or neighboring lots. We, the current <br />property owners, did not cause this hardship. It has been an issue since we purchased the house. <br /> <br />Granting the variance would not atter the essential character of the neighborhood because it is an <br />addition to a residence in a residential neighborhood.
