The development will be a Town-Style office park <br />project known as EMERALD OFFICE PARK OF ARDEN HILLS. Each office unit could <br />be individually owned. In any event, the entire project will be subject to an <br />Owner's Association that will manage and implement the objectives of filed <br />documents known as The Declaration of Covenants and The Rules and Regulations_ <br /> <br />The EMERALD OFFICE PARK OF ARDEN HILLS consists of SlX one-story office units <br />that will measure approximately 29 feet in width by 44 feet in depth. Each <br />unit will have its own front doorway to the exterior and will also be designed <br />to accommodate a "walkout" design to the rear. The front elevation of the <br />cluster of offices will be ascetically pleasing and comprised of rick and <br />other natural materials. The sides and rears of the units will be made of <br />high-quality, maint~ance-free siding. Parking has been planned as indicated <br />on the site plan. <br /> <br />Access to the property is proposed from Cleveland Avenue. The driveway could <br />be relocated farther south. Drainage and storm water management has been <br />planned to the south of the property in addition to the holding pond that is <br />planned immediately behind proposed building. <br /> <br />Thank you for your consideration.
