<br />.' <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />Memo to Planning Commission <br />Planning Case #02-16: North Heights Sign Standard Adjustment <br />Page 2 of3 <br /> <br />Overview <br /> <br />The applicant is requesting a sign standard adjustment to construct an auxiliary sign <br />larger than the code required maximum. The sign ordinance currently limits auxiliary <br />signage to 4 s.f. in this particular sign district. The applicant is currently proposing a 32 <br />square foot sign. Generally speaking, given the size and location of the sign, it would not <br />be fully visible from Highway 96. See the attached sign location map for additional <br />information. <br /> <br />In addition, there would be an electronic element to the sign. This would allow the <br />Church direct people to different portions of the campus based on the various activities. <br />There are currently no limitations in the sign ordinance relative to the use of electronic <br />signs. However, the ordinance does indicate that only non-illuminated auxiliary signs are <br />permitted. <br /> <br />Sien Standard Adjustment Criteria <br /> <br />It is necessary to make the following findings in order to grant an adjustment to the sign <br />ordinance: <br /> <br />a. <br /> <br />There are site conditions which require a sign adjustment to allow the sign <br />to he reasonably visible from a street immediately adjacent to the street; <br />Or, <br /> <br />b. The sign adjustment will allow a sign of exceptional design or a style that <br />will enhance the area or that is more consistent with the architecture and <br />design of the site; And, after finding positively on condition A or B above, <br /> <br />c. The sign adjustment will not result in a sign that is inconsistent with the <br />purpose of the zoning district in which the property is located. <br /> <br />From staffs perspective, the proposed sign standard adjustment meets criteria Band C. <br /> <br />Deadline for Aeencv Actions <br /> <br />The City of Arden Hills received the completed application for this request on June 13, <br />2002. Pursuant to Milmesota State Statue, the City must act on this request by August <br />12, 2002 (60 days), unless the City provides the petitioner with written reasons for an <br />additional 60 day review period. The City may with the petitioners consent extend the <br />review period beyond the 120 days. <br /> <br />Options <br /> <br />1. <br />2. <br /> <br />Recommend approval as submitted. <br />Recommend approval with conditions. <br />
